A building format plan is a legal survey plan that divides a building into individual lots and shared common property, commonly used for multi-story apartments and unit complexes.
At Arnold Development Consultants, we provide Building Format Survey Plans, Service Location Diagrams, Exclusive Use Area sketches and Plan Sealing services to help take approved developments through the surveying and titling process.
What is a Building Format Plan?
A Building Format Plan is a survey plan used to define the boundaries and areas of individual units within a building or development.
Our surveyors undertake a surrounding survey and locate the completed buildings, measuring and calculating the areas of the individual units. We then prepare the Building Format Survey Plan in accordance with the relevant State Government requirements.
The plan identifies the new lots, their areas, common property and any relevant easements or other information required for registration.
Once prepared, Arnolds can also coordinate the signing of the BFP by the registered owners, arrange endorsement of the sealed survey plan and provide advice throughout the plan sealing and registration process.
Service Location Diagrams
As part of the process, recently constructed dwellings may also require Service Location Diagrams (SLDs).
These diagrams indicate the position of services on the land between buildings and subject boundaries. The information is then incorporated into the final Community Management Statement (CMS).
Exclusive Use Area sketches
Where areas of the property are intended for the exclusive use of a particular unit, an Exclusive Use Area (EUA) sketch may also be required.
These areas can include:
- Car parking areas
- Private yards
- Garden areas
- Storage areas
- Other areas associated with an individual unit’
Our surveyors can survey and calculate the areas before preparing the Exclusive Use Area sketches for inclusion in the Community Management Statement (CMS).
Plan sealing
Once the BFP and associated plans have been prepared, Arnolds can also assist with lodging the Plan Sealing application through the relevant Local Authority.
This includes preparing and lodging the Plan Sealing Application inclusive of the Development Approval Condition Compliance Report and coordinating the information required to demonstrate compliance with the conditions of the development approval.
Depending on the project, supporting documentation may include Signed Survey Plans, Community Management Statement (CMS), Easement Documents, Mortgage Release Documents and evidence that relevant Development Approval Conditions have been satisfied.
Once the plan has been sealed, Arnolds can forward the sealed BFP to the client’s solicitors for registration with the Titles Office.
A Recent Project in Upper Coomera
We recently had a client receive Council approval for an additional dwelling on the existing block, while also achieving two off-street parking spaces.
Arnolds are currently undertaking the Building Format Plan (including Service Location Diagrams, Exclusive Use Area sketches if required) and lodging the Plan Sealing Application for the project.
By providing these services together, we can assist the client through the Surveying and Plan Sealing requirements and help move the approved development towards registration.
